Information and houserules

General

The tenant who signs the rental agreement is responsible for all payments.

The suites/rooms must be occupied by the tenant and their companions/guests with due care, respecting the peace and tranquility of the surroundings.

 

Age Policy

Only persons aged 18 and over can rent and stay with us. Each guest must be able to identify themselves with a valid ID or passport.

Exceptions to the age policy are possible, for example, for family members or friends of the landlord who are under 18.

 

Air Conditioning Use

To ensure everyone’s comfort and to minimize energy consumption, the following rules apply to air conditioning use:

Responsible Use: Use the air conditioning only when necessary. Turn it off when you leave the room or when windows and doors are open.

Temperature Setting: Do not set the temperature lower than 22 degrees to avoid overloading and unnecessary energy consumption.

 

Water

In southern Spain, water is a precious resource. To prevent waste and use the limited water reserves sustainably, we ask everyone to observe the following rules:

Conserve Water: Limit water usage where possible. Turn off the tap while brushing your teeth, shaving, or soaping up, and take shorter showers.

 

Pets

Pets, other than those of the landlord, are not allowed. Exceptions are made for certified service animals.

Smoking

Smoking is not allowed indoors, around the pool, or in the garden due to fire hazards. Smoking is only permitted on the open terrace and patio (ashtrays are available).

 

Noise

Respect the “quiet hours” between 00:00 and 08:00.

Commercial events or noisy parties are not allowed without the written permission of the landlord.

Smoking

Smoking is allowed on the patio and at the outdoor bar. By the pool, smoking is only permitted at the designated table — not around the pool or near the sunbeds — to prevent burn marks on loungers and cushions and to avoid causing inconvenience to swimming guests. Smoking is not allowed in the rooms; you are, however, welcome to smoke on your private balcony.

 

Swimming Pool

Pool use is allowed between:

• April - October: 08:00 - 20:00

• November - March: closed

 

Outdoor Bar and Outdoor Kitchen

Our trust bar is always accessible to you. At certain times, we are available behind the bar to serve you a drink or snack. The trust bar operates on a self-service basis: you take your own drink and honestly note what you have consumed. Payment is made upon your departure.

You may use the outdoor kitchen to prepare your own meal. All necessary kitchen utensils, plates, and cutlery are provided. We kindly ask you to ensure that plates and cutlery are not taken from the outdoor kitchen to the rooms and vice versa.

Own food and drinks

Bringing your own food and drinks is not allowed on the patio by the outdoor bar or by the pool. In these shared areas, you are welcome to enjoy items from our trust bar. Of course, you may enjoy your own food and drinks in your room or on your private balcony.

 

Barbecues and Fires

Open fires or (large) barbecues are not allowed.

The outdoor kitchen and its associated BBQ can be freely used.

 

Visitors

Only with the landlord’s approval may visitors stay overnight at Finca Flamenco.

Photography and Filming

Commercial photography or filming is prohibited without the written permission of the landlord.

 

Check-in and Check-out

• Check-in: 14:00 - 23:00 on the day of arrival.

• Check-out: before 11:00 on the day of departure.

Arrivals after 23:00 and before 11:00 must be agreed upon and confirmed by email or WhatsApp at least 24 hours in advance.

Guests may arrive earlier or depart later than the standard check-in and check-out times, but they will not have access to their accommodation. However, they may use the communal facilities such as the pool and terraces.

 

Leave the room as you found it.

We kindly ask you to leave the room in the same condition as you found it upon departure. This means:

• Taking your personal belongings and not leaving any trash behind.

• Cleaning tables, floors, and surfaces.

• Washing and putting away any used dishes.

• Leaving the bathroom tidy, without hair or soap residue.

Keys

Guests receive keys at check-in, which must be returned at check-out. If keys are lost, the corresponding cylinders will be replaced at the tenant’s expense.

 

Damage and Loss

The tenant is liable for any damage caused by themselves, co-tenants, and/or guests.

Damage must be reported immediately via WhatsApp or email.

The tenant will reimburse the landlord within 7 days of departure for damaged and/or missing items based on their replacement value in euros.

 

Liability

The landlord is not liable for disturbances or inconveniences due to unforeseen events, work by third parties, or force majeure.

 

Complaints and Disputes

Complaints must be reported to the landlord by phone within 24 hours of occupying the holiday accommodation, followed by confirmation via email to service@finca-flamenco.com or through a complaint form available at the reception.

Breakfast

If you make use of the breakfast service, we will ensure that a fresh breakfast is ready for you each morning at the agreed time. In the low season (September through May), breakfast is available between 9:00 and 11:30 a.m., and in the high season (June through August) between 8:30 and 10:30 a.m. Breakfast is set up in the breakfast area located in the central hall of the finca. If you prefer, you can enjoy your breakfast on the patio or in your room, allowing you to start your day in peace and comfort.

Bed Linen and Towels

For longer stays, towels and bed linen can be changed as desired. The costs are included unless other arrangements have been made.

During your stay, we will not routinely enter your room to make the beds or change towels. This way, we respect your privacy and comfort while you stay with us.

 

Reception 

The reception entrance is located on the patio. Here, you can check in and out and access the suites. You will find information about the region in the form of brochures and reading material. Additionally, a coffee machine is available for fresh coffee and tea.

 

Washing Machine

Two washing machines are available in the storage room adjacent to the patio. Guests can use these for a fee. For a standard wash program (40 or 60 degrees), we charge €3.50. Maximum load weight is 7kg.
